Our Rent To Own Program
Our program is designed to assist customers who are experience difficulty in qualifying for conventional financing for home ownership.
What is a Rent to Own?
Rent to Own is an agreement that gives a renter the right to purchase a property at an agreed price during a set period of time, usually 1 to 5 years. During this time you are the tenant buyer having the benefits of a home owner without having to obtain a conventional mortgage. This is similar to a standard lease only with the opportunity for you to become the home owner.
Rent-to-Own Benefit Summary
Our Rent to Own Program consists of two parts; a lease agreement and an option agreement. A lease agreement is a standard agreement to rent a home. An option agreement gives you the right to purchase the home within a specific period of time for a pre-determined fixed price. However, you are not obligated to exercise your option to buy the property at the end of the agreed time period.
As part of the option agreement, the renter/buyer must pay a onetime initial fee. The fee amount usually ranges from 4 to 5% of the purchase price at the end of the term. The initial option consideration is credited back to you when you purchase the home. In addition, a predetermined portion of your monthly rent will be credited to you at the end of the lease term. This money will go directly towards the down payment. In effect, you are paying your down payment one month a time. In addition, to qualify for our program you require a minimum of $75,000 combined household yearly income.
The benefits of our Rent to Own Program are many. It allows you to move into your home now, without qualifying for conventional financing. During your term lease, your credit can improve and you will automatically accumulate a down payment while living in your future home. Intern, you qualify for traditional financing at the end of your rent to own term. All the while, you have the peace of mind knowing your monthly rent payments will not increase for the duration of the term.
Another advantage of our Rent to Own Program is the purchase price of your home is fixed from day one. If the property value increases at the end of your term, you keep the extra growth/equity. If the property decreases in value, you can walk away from it or negotiate a new agreement.

Assume you paid all your monthly rent payments on or before the due date and you choose to buy your rent-to-own home at the end of the 36 month lease purchase contract. You will have $30,000 in equity before you even own the home!
